Friday evening call from Lakeway Highlands. The door was stuck three feet off the ground and the homeowner couldn’t get their car out for a Saturday morning trip to Austin. We found a broken torsion spring and a frayed cable that had been rubbing against a bent cable drum for months. This is a 16-foot wide door, so it’s running two springs, and when one goes, the other is usually not far behind. We replaced both torsion springs with matched cycle-rated springs, swapped the cables, and straightened the drum. Door was balanced and running true inside of two hours. We always replace springs in pairs on double doors. It’s not worth coming back for the second one in six weeks.

The door was hanging crooked and wouldn’t move. We don’t recommend trying to force a door back on track yourself. The cables are under tension and the springs are loaded. We released the tension safely, reset the cable on the drum, replaced the bent bottom bracket and roller, and checked the track for deformation. The track was still true, so we didn’t need to replace it. Door was running square by dinner. We see this more often than you’d think in Lakeway’s gated communities, where the garages are tight and the driveways slope.

Their original door was a thin, uninsulated single-layer steel from the early nineties. We installed an Amarr Stratford 3000 with 2-inch polyurethane insulation and a thermal break. The R-value jumped from basically nothing to 12.9. We also added a bottom astragal with a proper threshold seal to cut the dust infiltration, since he was running a collector inside. The door faces west and gets full afternoon sun, so the insulation makes a real difference in July and August when Lakeway temperatures sit in the upper nineties for weeks straight. He told us the shop stays under 85 now without running the portable AC full blast.
